How to pursue the CPPS

What is the CPPS?

Every organization, regardless of its size or type has critical business functions that are integral parts of meeting its objectives and accomplishing the mission. Property management is, first and foremost, a general management assignment no different than the management of any other resource such as money, personnel, or facilities.


Personal property managers are directly accountable to a higher authority for the acquisition, use, redistribution, and disposition of personal property. As stewards of our company or agency’s personal property, we have a fiduciary responsibility to manage property in a prudent and compliant way.


The Certified Professional Property Specialist (CPPS) Certification demonstrates that the person who has achieved this designation possesses proven knowledge of the basics of property management, cradle-to-grave, including how to effectively manage personal property in the following topics:

  • Acquisitions
  • Receiving
  • Identification
  • Storage and Warehousing
  • Movement
  • Maintenance
  • Physical Inventory
  • Utilization
  • Consumption
  • Property Disposition

When you study for the CPPS, you will: 

  1. Learn about the responsibilities of personal property management professionals.
  2. Gain an understanding of personal property management and its importance.
  3. Acquire the essential tools necessary to manage personal property

How to pursue the CPPS

To achieve the Certified Professional Property Specialist (CPPS) you must both the CPPS Module 1 and CPPS Module 2 exams.


Study Materials

There is one set of study materials for the CPPS exams – The Fundamentals Manual and its Study Guide. 


Ordering the exams

  1. Please register as a member or a non-member SIG only by clicking JOIN on the homepage at - you must have a profile to pursue the CPPS, but you do not have to be a member. 
  2. Log in to 
  3. Purchase the CPPS Module 1 Exam with Study materials ( )
  4. When you purchase your exams, you  must choose a proctor with whom you will meet when you take your exam(s). You cannot take an exam without being in the presence of an NPMA-approved proctor.
  5. At the Choose a Proctor Drop-down box choose your proctor. If your proctor’s name doesn’t show on the list, choose Proctor Placeholder – Lisa Williams (see #13 for further instructions)
  6. Click Add Item
  7. Click Continue Shopping if you want to purchase the Module 2 exam at this time or click Checkout if you wish to purchase the Module 1 only at this time.
  8. You can purchase the CPPS Module 2 exam at the same time or you can wait and come back to purchase it later. (
  9. When you have all items you wish to purchase in your cart, click Checkout.
  10. Verify Recipient Information for accuracy and completion
  11. If you are paying at the time, complete the payment information.
  12. If you plan to send the invoice to someone else for payment, Under Payment Information, please select Bill Me
  13. If your proctor was not listed on the drop-down list, under Additional Customer Information type the name of your proctor in the comments box
  14. Click Proceed to Confirmation
  15. On Checkout Step 2 review the information and click Complete Order
  16. You will be taken to a new screen that shows your MY Learning dashboard where you should see the Exams on your profile. Next to each exam you’ll see a launch button you’ll use when you’re ready to take the exam(s)


After your purchase
  • You will receive an email confirmation from that includes your order number and description, a link to your order and a link at the bottom of the email for payment. If you chose Bill ME, Please forward this email to the person who will pay for this purchase.  The email includes a payment link.
  • After payment is made, you will receive an email from that includes
  • 1. Name of the exam you’ve purchased
  • 2 The issue date
  • 3. Your proctor’s name and email address
  • 4. Instructions for taking the exam(s).
  • 5. Your study materials will be attached to this email in the PDF format. You can print the PDF documents if you wish.
  • 6. Please use the email address provided to you to contact your proctor to arrange a time to meet.
  • Your proctor will receive an email containing your name, the exam you’ve purchase, and the exam password
  • When you are ready to take your exam(s)
  • Study as needed and take the exams. You can take the exams on the same day if you and your proctor agree to devote the time to do so.


Taking the exams

  1. Meet with your proctor
  2. You can take both exams on the same day if you and your proctor agree to devote the time to do so
  3. You are allowed 90 minutes for each exam
  4. Each exam is made up of 54 multiple choice questions
  5. Passing score for CPPS Module 1 exam =  74%; Passing score for CPPS Module 2 exam = 66%
  6. You will receive your exam results upon submission of your exam


After the exam

  • If you don’t pass the first time, you can purchase the retake the exams, as needed and take them whenever you are ready. The member rate for exam retakes is $50 for each exam retake. You need to take only those exams you don’t pass.
  • When you have passed both exams you will receive an email from that includes your CPPS certificate in PDF format with instructions about how to receive a complimentary hard copy and lapel pin
