Registrants with pending payments 30 days prior to the first day of the course must guarantee payment or will be dropped from enrollment.


Course Cancellation Policy

Please note: A minimum number of registrants is required to hold this course. NPMA will make the Go/No-Go decision at least 35 days out. If you are planning to attend, please make sure to register at least 45 days prior to the start of the course. In the event a course is cancelled, NPMA will not be liable for non-refundable travel, so please do not book before confirming with a staff member that the course will hold.  Individual cancellations must be received 45 days prior to the start date of the course.  For more information, please visit the Course Cancellation Policy page.

The NPMA Certification Program is designed to elevate professional standards and enhance individual performance for those who demonstrate a high level of competence essential to the practice of property management.


After obtaining the CPPS and CPPA, you are ready to take your professional certification to the next level by completing the Situational Judgment Essay Exam for Certified Professional Property Manager (CPPM).


This one-day class will provide an intensive review before you sit for the CPPM exam.

CPPM Eligibility Requirements

  • Have an active CPPA
  • Have an approve Work Summary (more information here)
  • worked in property for at least six (6) years and have a variety of work experience in at least seven (7) functional areas of property management (see below)
  • Have four (4) years of managerial experience
  • Note: Managerial experience means supervision, decision-making, or management of resources (not necessarily personnel). This could include project management; program management; financial management (budget); team leadership; or serving as the sole property manager in an organization, corporation, or agency.

Our testing process has changed. Please read below.


  • The CPPM Exam consists of questions requiring short essay answers. You can see a shortened sample here.
  • Beginning in January 2020, NPMA will no longer use the services of volunteer or instructor proctors.
  • Exams will not be administered during the class
  • You do not have to take the exam immediately following the class.
  • Instead NPMA will use the services of an independent proctoring company Kryterion.  NPMA exams will be administered through Kryterion’s system Webassessor.
  • You will have to make an appointment with Kryterion to schedule a testing time.
  • You can either take your exam online or at one of Kryterion’s testing centers. Both methods require an appointment.
  • If you would like to take your exam online after the class is complete, please do not make your testing appointment before 5:30 pm on the last day of the class.
  • You will have to use your own laptop if you choose to take your exam online. Learn more about requirements for laptop/webcam/internet speed/firewalls here.
  • Any laptop used for online testing must have a webcam
  • If you are taking the exam at the course venue after the close of the class, you will be responsible for providing your own internet access either through your hotel room’s hardwired internet or by using your Smartphone as a WiFi hotspot.
  • NPMA will not provide internet access for testing.
  • Per Kryterion's Cancellation/Reschedule Policy, there will be a fee charged to you if you cancel/reschedule with 24 hours (online testing) or 72 hours (onsite center testing) of your exam start time.

Cheri Cross, CPPM, CF

Cheri Cross is the Property Manager at Oak Ridge National Laboratory (ORNL) which is operated by UT-Battelle, LLC for the Department of Energy. For the past two years, Cheri has been serving as a delegate from the USA in the development of the ISO Asset Management Systems Standard.  She is a Certified Personal Property Manager and an NPMA Consulting Fellow. In her 34 years of service at ORNL, 22 have been devoted to the improvement of Property Management. Her accomplishments include the Jack Griffiths Property Person of the Year Award, Eastern Region Property Person of the Year Award, and multiple literary awards.  She is currently serving as the NPMA National Director of Special Interest Groups, and on the NPMA Executive Board as the Immediate Past President.  Cheri has a B. S. in Accounting from the University of Tennessee, graduating Summa Cum Laude as the “Top Graduate” from the College of Business.
