The NPMA Certification Program is designed to elevate professional standards and enhance individual performance for those who demonstrate a high level of competence essential to the practice of property management.


 After obtaining the CPPS and CPPA, you are ready to take your professional certification to the next level by completing the Situational Judgment Essay Exam for Certified Professional Property Manager (CPPM).


 This one-day class will provide an intensive review before you sit for the CPPM exam.

CPPM Eligibility Requirements

  • Have an active CPPA
  • Have an approve Work Summary(more information here)
  • worked in property for at least six (6) years and have a variety of work experience in at least seven (7) functional areas of property management (see below)
  • Have four (4) years of managerial experience
  • Note: Managerial experience means supervision, decision-making, or management of resources (not necessarily personnel). This could include project management; program management; financial management (budget); team leadership; or serving as the sole property manager in an organization, corporation, or agency.

Testing is optional. Our testing process has changed. Please read below.


  • Beginning in January 2020, NPMA will no longer use the services of volunteer or instructor proctors.
  • Exams will not be administered during the class
  • You do not have to take the exam immediately following the class.
  • Instead NPMA will use the services of an independent proctoring company Kryterion.  NPMA exams will be administered through Kryterion’s system Webassessor.
  • You will have to make an appointment with Kryterion to schedule a testing time. Learn more.
  • You can either take your exam online or at one of Kryterion’s testing centers. Both methods require an appointment.
  • If you would like to take your exam online after the class is complete, please do not make your testing appointment before 5:30 pm on the last day of the class.
  • You will have to use your own laptop if you choose to take your exam online. Learn more about requirements for laptop/webcam/internet speed/firewalls here.
  • Any laptop used for online testing must have a webcam
  • If you are taking the exam at the course venue after the close of the class, you will be responsible for providing your own internet access either through your hotel room’s hardwired internet or by using your Smartphone as a WiFi hotspot.
  • NPMA will not provide internet access for testing.
  • Per Kryterion's Cancellation/Reschedule Policy, there will be a fee charged to you if you cancel/reschedule with 24 hours (online testing) or 72 hours (onsite center testing) of your exam start time.


Course Cancellation Policy

Please note: A minimum number of registrants is required to hold this course. NPMA will make the Go/No-Go decision at least 45-days out. If you are planning to attend, please make sure to register at least 45 days prior to the start of the course. In the event a course is cancelled, NPMA will not be liable for non-refundable travel, so please do not book before confirming with a staff member that the course will hold.

Instructor Bill Love, CPPM

William M. Love, CPPM, is an Asset/Property Analyst, Author, Instructor and Green Belt in the Enterprise Asset Management corporate office at Harris Corporation in Melbourne, Florida. He’s been published multiple times in The Property Professional Magazine and has given presentations on capital asset management at national education seminars, and regional and local chapter levels. His latest book is titled “Capital Asset Management: A Basic Guide To Help You Maximize Your Physical Infrastructure.”


He held positions with Lockheed Martin and GE, and a number of other commercial companies where he served as operations and computer systems consultant, senior technical writer, operations manager, financial controller, government proposal production management, and sales and marketing manager for two electronics R&D companies where he traveled the country extensively to promote and train a high-tech access control technology to law enforcement and private industry, including the world’s largest package delivery company, where he wrote and directed a product application film for its regional office in Louisiana.


He’s been a featured speaker at regional conferences on computerized accounting operations and workflow processes and was a regular talk show guest and host on central Florida radio stations on the subjects of education policy, economics and political strategies. 


He has written, edited and published an extensive list of books, newspaper and magazine columns, white papers, screenplays, product packaging and catalogs, corporate and government proposals, and journal articles, for local and national newspapers, magazines and private industry. He has won local and national awards for technical writing and fictional short story works, co-authored a two-hour screenplay with a five-time Emmy award winner, and won Top Salesman awards in two companies. As owner and president of his own accounting and income tax services firm, he also provided computer conversion and workflow analysis consulting.


He is a graduate of Western Illinois University and is a member of the National Property Management Association and a former member of other organizations, including the International Society of Public Accountants, the American Society of Public Accountants and the American Society for Industrial Security.
